Engineering has reviewed the subject application and found the following information,
corrections, or clarifications are needed. Please ask the applicant to revise and resubmit plans
addressing each of the comments below.
1. Please revise the Declaration of Utility Easement document to specifically state that it is
amending Utility Easement #200209190007. In addition, where the Exhibit Map
references utility easement #20020919007 it should also note the original easement is
being amended by the recording of the subject easement.
2. A copy of a Quit Claim Deed was provided, describing the termination of the previously
established easement ... Please add reference to the easement # of the easement being
terminated.
3. Please revise Exhibit A to the Record of Lot Line Adjustment where it states "utility
easements to be recorded by separate instrument" to note that the recording of the
easements will amend existing easement number AFN 200209190007.
4. The response letter states the City is responsible for revoking easements AFN
200209190007 and AFN 200309160798. Easement #200209190007 is not being revoked
through this process, but rather amended. There is no action required by the City aside
from approval of the submitted documents. Easement #200309160798 establishes an
easement between two private parties/parcels and relinquishment of the easement shall be
subject to agreement between the private parties. Again, no action is required by the City.
5. Prior to approval of the lot line adjustment, please submit signed copies of all documents
to be recorded at Snohomish County.
