However, while the application is technically complete, additional clarification is required. Please address all comments in a written response and/or by providing updated plans, as appropriate: 1. Scope of Work. From the documentation provided, it is not entirely clear what trees were cut, if any additional tree work is being proposed, and where the required replacement vegetation will be planted. I understand that two maple clumps were cut at 1304 Olympic — I have pictures of that work, the location of which is generally shown on your submitted plot plan. However, the letter/estimate from your arborist includes a site sketch indicating that other work was anticipated on the adjacent property to the north (1312 Olympic Avenue). I have included an aerial photo showing the site and the location of the trees that I think were cut and those might be. If my understanding is incorrect, please let me know. Because the two maple trees were cut within a steep slope critical area, replacement vegetation must be installed according to ECDC 23.40.220.C.7.b. Two trees must be replaced for each one removed. As it stands, two maples were cut so four trees would have to be installed in their place. Given the location, vine maples or a similar lower - growing native species would be probably be appropriate. If additional trees are proposed to be removed on the adjoining parcel to the north, a similar 2:1 replacement ratio would need to be met. As far as resubmittal, please update your cover letter to describe exactly which trees were cut, if any additional trees are to be cut, and how replacement will be handled. Also needed is an updated restoration plan visually locating which trees were cut, where any other tree will be located, and where the required replacements will be installed. This may require additional input from your arborist, particularly for the restoration plan. Because the application is complete, I will take the next step of completing the permit noticing requirements. If you would, please respond to the above comments as soon as you can so we can 1IPa-e get this issue wrapped up. If you have any questions, please contact me at 425-771-0220 or via email at clu sg_tonkci.edmonds.wa.us. Sincerely, 4u- Mike Clugston, AICP Associate Planner Enclosure 21Page
