The Upper Dayton Retail Building is an existing 2900 sf concrete building with a wood framed facade,
small windows and wood canopies. Since the building has been vacant for some time and the existing
storefront and canopies have not been well kept, the building requires major rework and an upgrade to
the facade in order to attract new tenants and users.
Thus, we are proposing to remodel the entire front facade by demolishing the existing wood facade and
constructing a new metal frame exterior wall with metal siding, installing new aluminum storefront
systems and repainting the existing exterior concrete walls.
In addition, we are also proposing the installation of two new metal/glass canopies and one new canvas
awning, several new decorative wall sconces, several new built-in concrete planters, several new portable
planters, new "knife plate" tenant signage, and new concrete retaining walls as required to accommodate
the change in grade. These proposed design elements will update the building to a more current look and
will serve to provide the five design elements required under the Edmonds Design Standards
(Chapter22.43.030).
When completed, the structure will be able to accommodate new retail or office use tenants in a building
that respects the site and the original architecture, but with an updated and unique image.
