PLN20120016 Dear Jeff, I have reviewed the final short plat documents submitted on August 29 and found that the following information, corrections, or clarifications will need to be addressed before review of the final short plat can continue: 1. Note that the City cannot sign off on the final recording documents until the civil plans are approved and either a bond is posted for the required short subdivision improvements or the improvements are completed and the final inspection is conducted approving the civil improvement construction. Please add to the face of the short plat map the addresses which have been assigned to each of the new lots: Lot 1— 9921 Olympic View Drive, Lot 2 — 9923 Olympic View Drive. 3. On Sheet 1, under the Hold Harmless Agreement, please revise the last word in the fifth line to read "the" instead of "he". 4. A "Treasurer's Certificate" is required on the face of the recording documents in order for the Snohomish County Treasurer to confirm that all taxes and delinquent assessments for which the land to be divided may be liable have been paid as of the date of recording. Please contact the Snohomish County Treasurer for the required wording in order for the Treasurer to be able to sign off on the recording documents. 5. Sheet 1 -Title Encumbrances: a. Item #2 refers to an easement as delineated and/or dedicated on the face of the subdivision map for the purpose of access to private roads. Please clarify what this is referring to. If the reference is to "Private Road No.1" please state as such and include the recording number by which this easement was recorded. b. Item #3 - please correct the spelling of "Auditor's" in the last line. Page 1 of 2 6. Sheet 1 - Easement Provisions: The second paragraph refers to an easement for road purposes for Lots 1 & 2 over Lot 1. The road easement should, however, be for any properties that take access off "Private Road No.1". Please revise to clearly state who benefits from the easement. Include an easement for the modular block retaining wall and provide easement provisions stating location and ownership. The modular block wall is currently shown to be located within the 10-foot public utility easement, which does not leave much room for utilities. Please assess potential conflict and revise as needed. Sheet 1 - Private Storm Drainage Easement Provisions: Please revise to state "stormwater management & conveyance facilities" instead of "detention" as detention is not what is being provided. In addition, please revise easement provision to specifically state what the stormwater management facility is for. 8. Sheet 2 — Road Easement: Provide distance and bearings for road easement. A separate detail should be provided to show the easement boundary in detail. 9. On Sheet 2, please remove the 15' buffer and 10' setback information from Lot 2. This information is included as a condition of preliminary approval by reference but doesn't need to be shown on the final short plat. Please make the above changes and submit your updated recording documents, Monday through Friday, between 8:00 AM and 4:30 PM (8:00 AM to 12:00 PM only on Wednesdays).
