Approval of this conditional use permit shall not be interpreted to mean approval of the improvements as shown on the preliminary plans. The CUP application materials state the total new impervious surface for the project is projected to be less than 1,500 square feet. However, the Site Plan — Exhibit B, indicates some areas as pre-existing impervious surface (gravel & asphalt) that were actually pervious landscaping according to some photos of May 2012. The total square footage of impervious surface area will be determined at the building permit phase of this project, but it is important to note that should the proposed impervious surface area meet or exceed 2000 sqaure feet a stormwater management system will be required. Compliance with Engineering codes and construction standards will be reviewed with the building permit application for development of the site. Applicant is encouraged, wherever feasible, to incorporate pervious pavements, rain gardens and/or other low impact development techniques into the project design. Thank you. City of Edmonds
