Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to an Engineering Technician. City of Edmonds handouts and standard details can be referenced on the City website under Permit Assistance. Review 1 — June 24, 2013 Review 2 — August 27, 2013 GENERAL August 27, 2013 — Thank you for providing a cost estimate. Please revise as follows: a. Add filter socks b. Estimate shows 50 sy of concrete for the sidewalk. If sidewalk is to be concrete it shall be 5 1/2" thick. If asphalt will be used (to match existing to the south) then ACP should be reflected in the estimate. Please revise accordingly. c. Asphalt treated base has been included in the estimate, but it is unclear where this will be placed. ATB is not shown in the road cross sections. Please revise accordingly. d. All storm pipe material shall be included in the estimate e. 8-feet of 48" concrete pipe has been specified, but it is unclear where this will be used. Please clarify. f. Add riprap pad. g. 16-feet of 12" DIP has been specified, but it is unclear where this will be used. Please clarify. 6/24/2013 comment - Please provide an itemized engineers cost estimate, including units and unit prices, for both on -site and off -site (right-of-way) improvements, including all utilities, traffic control, NGPA fencing and restoration/enhancement plantings. Please use the King County Site Improvement Bond Quantity Worksheet and utilize the "write-in" sections where appropriate. • A bond is required to be placed for all erosion control measures, right-of-way and stormwater management improvements. Posting a bond for stormwater systems applies to subdivisions that involve 7,000 square feet or more of land disturbing activity and as well as on projects in a critical area or buffer including ESLHA. The amount of the bond will be based on 120% of the City approved estimate. The City will inform you of the appropriate bond amount after review of the cost estimate. Please obtain the appropriate subdivision improvement bond forms from the City. • If you intend to post a bond in order to record the subdivision, the bond amount will be based on the entire scope of the project. • Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate for all improvements. 2. ok 3. ok 4. ok STORMWATER August 27, 2013 — comments from Jerry Shuster: 1. The infiltration trenches for the shared driveway are sized using City handout E711, Table 5. Note that Table 1 and the footnotes on that Table 5 of E72B indicate that the sizing is NOT for 100% infiltration but are to meet the Edmonds flow control standard. There is a statement on page 15 of the drainage report, under Minimum Requirement #7, "Due to the site proposing less than 5,000 sf. of new impervious area, flow control is not required." This is not correct since the trenches are providing flow control, not 100% infiltration. o Since the trenches are not providing 100% infiltration, an overflow path must be specified (see Table 3 in E7213) and the conveyance to the City system must be sized to handle the overflow. o Trenches can be designed using 100% infiltration by modeling them inWWHM3, WWHM4 or WWHM2012. 6/24/2013 comments - 1. Please revise plans consistent with our meeting discussions on May 28, 2013 regarding the stormwater management design. 2. Impervious Areas chart: Please include impervious surface chart found in City handout E72.
