SUBDIVISION APPLICATION LOCATED AT 11020 — 2°d Ave. S

Dear Mr. Landrie:
Your land use application for a three -lot shortsubdivision located at 1020 — 2"d. Ave. S has been
under review; however, it was recently determined that additional information/clarification is _
necessary. Please provide responses to the following items at your earliest convenience so that
staff s review of the proposal can continue:
1. The land use application form lists Carol Sycks as the property owner; however, the title
report does not specify Ms. Sycks as the property owner. Please submit an update title
report indicating Ms. Sycks as the property owner or submit sufficient documentation that
Ms. Sycks is authorized to act on behalf of the owner.
2. Please have the preliminary short plat plans revised as follows: .
a. The preliminary short plat plans must be stamped and signed by a Washington State
Professional Land Surveyor.
b. The total site area is stated as being 24,201 square feet; however, the areas of the
proposed lots plus the area of the access tract only add up to 24,197 square feet.
Please revise the proposed lot areas and/or the area of the access tract as necessary to
eliminate this discrepancy.
3. I understand that you had obtained documentation that the "potential stream" identified in
staff s critical areas determination was in fact a drainage ditch and does not meet the
qualifications of being considered a stream. Please submit this documentation in order to
be included with the subdivision application file.
4. It was noted that the proposed grading includes a large amount of fill material to be
brought on site. Is it anticipated that any retaining walls will be necessary to support this
fill material? Retaining walls are not permitted to exceed three feet in height over original
grade where located within the minimum required setback areas, so any proposed retaining
walls will need to comply with applicable setback requirements if they exceed three feet in
height over original grade.

Please submit the above information as soon as possible, so that staff may continue processing
your application. Keep in mind that a complete response to this information request must be
received within 90 days or the application will lapse for lack of information (ECDC
20.02.003.D). Thus, your application will expire if the requested information is not received by
June 20, 2013.
