During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents with a written response to each of the items below to an engineering technician.

GENERAL ---Please remove all clouding from the civil plan set.
1. 9/4/18 Please submit a bond prior to civil plan issuance.
a. If the civil improvements will be constructed prior to recording the subdivision then only
the ROW improvements need bonding. The amount for the ROW bond is $18,952.80
b. If the subdivision is to be recorded prior to construction of the improvements then
bonding is required for all of the improvements ROW and private. The bond amount for
all improvements is $193,222.80.
2. 9/4/181 think we have misunderstood where we are in the process. The preliminary approval
was granted using the account number provided by OVWSD. We are now in the civil review
process so the approved plans signed by Olympic View Water Sewer District need to be
submitted prior to civil plan issuance. Please submit two copies of the water and sewer plans,
approved and signed by OVWSD. Olympic View Water and Sewer District shall have their
own approval block on pages specific to their review and approval. The applicant will be
required to obtain signatures of approval from OVWSD on civil plans sheets pertinent to
OVWSD utilities and submit copies of signed plan sheets to the City prior to civil plan approval
by the City.

3. 9/4/18 The fire marshal has not reviewed this plan set yet but I will let you know if he has any
more comments within the next day or so.
SHEET CO3 — SITE PLAN
4. 9/4/18 Please use a dotted line to indicate the easement line, the line currently being used is the
same weight and type as the property lines. The "limits" line will need to be a bit outside of the
easement to construct the road. Please revise all plans sheets affected. Please identify the long
strip of area between Lot A and Lot C that is adjacent to the access easement for Lots B and C.
What is the triangle of property at the southwest corner of the strip? Are all these lines intended
to be property lines? If you are currently applying for an amendment to the original recording
documents, please show only the final result on the plans.
5. 9/4/18 You have responded to include the no parking areas for the fire lane which is a separate
requirement. This comment refers to the fire aid address sign. It is a sign noting all of the
addresses. Please see standard detail TR 570. Show location of fire and aid address signage.
See standard detail. Sign shall be installed conspicuously n a place to most readily be read by
any emergency purveyors that need to find these lots. A sign with all of the addresses (five) off
the Private Access should be installed at the entrance of the access road.
SHEET C05 — PAVING & GRADING PLAN
1. Completed
2. 9/4/18 The profile C-C/C05 appears to be backwards, showing the paving to the south side of
the easement rather than the north. If D-D/C05 also needs adjusting, please do so. Provide
reference to Sheet containing road profiles. Please add access drive section for the Private
Access Road, and the Access Easement showing subgrade, asphalt, curbing or thickened edge or
sloping to guide storm runoff. Refer to COE standard detail TR-510 for an example.

4. New Comment: There are bollards shown on the traffic control plans. Please add the bollards
to be installed around the fire hydrant on all construction sheets. Provide the city standard detail
on the details sheet.
STORMWATER REVIEW
Special Inspections are required. Please have the attached special inspection document completely
fill out with all signatures and resubmit prior to civil approval.
No further comments from the Stormwater Engineer.
WATER and SEWER
9/4/18 See General #3 comment. 6/12/18 Not received. Please submit water and sewer plans to the
City with signature of approval from the Olympic View Water and Sewer District.
AND: A right of way application was included. It needs to be signed by the contractor and
submitted prior to civil plan issuance.
