Please respond to the following items so I can continue to process your application: 1. Please respond to the comments from Jennifer Lambert, Engineering Technician, provided in the attached memorandum. Please. submit a completed Edmonds Utilities Consortium (EUC) contact form. 3. Please refer to ECDC 20.75.060 for all required information to be shown on the preliminary plans and have your surveyor revise the plans as necessary to meet these requirements. As part of your surveyor's revisions to the plans, please ensure the following items are addressed: a. The preliminary plans must be signed by the surveyor. b. Indicate the locations of all existing structures and the locations of all existing structures within 25 feet of the proposed subdivision. c. Indicate all existing structures, the proposed property lines, and the setbacks required by the RM-1.5 zone (or RS-6 where appropriate) on the same sheet in order for staff to determine compliance with setback requirements. Provide the distances from any existing structures that are to be retained to all proposed property lines. d. Indicate the total acreage of the land to be divided, and area in square feet of each proposed lot. e. Any existing rockeries/retaining walls proposed to be retained must comply with setback requirements if they exceed three feet in height over original grade. Please provide sufficient documentation that all rockeries/retaining walls will comply with this requirement. f. Indicate the locations of existing underground utility lines, sewer and water mains adjacent to or within the proposed subdivision. 4. The title report identifies a number of documents related to the subject property, but none of these documents were provided. Please provide the following documents identified in the title report: a. Easement recorded under AFN 7801230217. b. Development Agreement recorded under AFN 8305200284. c. Land use permit binder recorded under AFN 8511190286 d. Easement recorded under AFN9010150390 Please note that the application will be placed on hold until a response is received regarding the above items.
