FOR SWERK SHORT PLAT, FILE NO. PLN20130043
Dear Rich,
I have reviewed the final short plat materials submitted November 10 —13 and found that the
following information, corrections, or clarifications will need to be addressed before review of
the final short plat can continue:
1. General - Note that the City cannot sign off on the final recording documents until the civil
plans are approved and either a bond is posted for the required short subdivision
improvements or the improvements are completed and the final inspection is conducted
approving the civil improvement construction. If you have any questions on this

General - All pages of the final recording documents must comply with the Snohomish
County Auditor's recording requirements, which are available for your reference via the
following link:

applicant's responsibility to ensure compliance with the Auditor's recording requirements
in order to avoid issues at the time of recording.
3. General - Note that all signatures on the final documents must be made in black ink. It is
suggested, however, that you submit the revised recording documents to staff for a
second review prior to obtaining all required signatures.
4. Sheet 1— Approvals. Revise both approval blocks with the following:
"The survey date, layout of streets, alleys and other rights of way, design of
bridges, sewage and water system and other structures are approved and the
subject final short, plat is authorized for recording by the City of Edmonds
Engineering Division by:"

b. "The subject final plat conforms to the approved preliminary short plat and all
conditions of the preliminary approval and is approved and authorized for
recording by the City of Edmonds Planning Division by:"
5. Sheet 1— Hold Harmless Agreement. Please add the word 'act' to the agreement as
shown:
The "Hold Harmless Agreement" paragraph shall state: "Owners, and all persons having
present or subsequent ownership interest in these lands, and the successors and assigns of
owners or other parties having any said interest, hereby agree that the City of Edmonds
shall be held harmless in all respects from any and all claims for damages for injunctive
relief which may be occasioned now or in the future to adjacent land or improvements by
reason of the construction, operation and maintenance of the drainage system, and
hereby waive and release the City of Edmonds from any act and all claims for damages,
excluding damage caused solely by an act or omission of said City, and injunctive relief
which the owners, or their successors or assigns, may themselves have now or in the
future by reason of the construction, maintenance and operation of said drainage system.
6. Sheet 1— Please add the following language to the face of the short plat:
"Construction of a storm drainage system on Lot 2 has been deferred to coincide with
future development approval of Lot 2. The storm drainage system shall be designed in
accordance with City of Edmonds Storm Water Management Codes and Regulations
effective at the time of building permit. The storm drainage system shall be reviewed for
compliance at the time of building permit submittal for lot 2 and constructed in
conjunction with the approved building permit."
7. Sheet 2 — Please add to the face of the short plat map the addresses which have been
assigned to each of the new lots: Lot 1-18812 Olympic View Drive, Lot 2 —18816
Olympic View Drive.
8. Sheet 2 — Sewer Easement. Please callout the private sewer easement through lot 2
servicing lot 1 and lot 2.
9. Sheet 2 — Storm Easement. An easement to the City of Edmonds for inspection of the
stormwater management system shall be provided and shown on the recording
documents. The easement language should read: "A permanent access easement is
hereby granted to the City of Edmonds for access to any private stormwater facilities on
Lots 1 and Lots 2. Access shall be for inspection purposes to ensure that stormwater
facilities are properly operated and maintained in accordance with City of Edmonds
Code."
10. Sheet 2 — All Easements. Provide Easement and Maintenance Provisions for all proposed
easements. The Easement Provisions section shall clearly state the purpose of the

easement, location and beneficiaries. The Easement Maintenance Provisions shall clearly
state ownership and maintenance responsibilities.
11. Sheet 2 — Notes. Please add the following note regarding the deferred installation of
improvements:
"The installation of mitigation landscaping for the 30% native vegetation
requirement is deferred in accordance with ECDC 20.75.130.13 until a single
family building permit is obtained for Lot 2. The required landscaping on both
Lots 1 and 2 shall be installed as part of the construction approved with the
building permit for Lot 2. This condition is binding on all future owners of lots
created by this subdivision."
12. Sheet 2 — Notes. Please revise Note 2 as follows:
a. "A 15 foot access easement for ingress and egress over Lot 1 is hereby
granted..."
13. Sheet 2 — Notes. Please add the height restriction recording number to Note 3.
14. Thank you for submitting the landscaping estimate on November 13. It appears that the
estimate only included materials and not labor as well. Please submit an updated
estimate that includes labor costs.
Please make the above changes and submit your updated recording documents, Monday
through Friday, between 8:00 AM and 4:30 PM (8:00 AM to 12:00 PM only on Wednesdays). If
