October 31, 2013 Jen Machuga Associate Planner City of Edmonds Planning Department 121 5t' Ave N Edmonds, WA 98020 re: Jacobsen's Marine ADB 345 Admiral Way Edmonds, WA 98020 PKJB No. 13055 Dear Ms. Machuga Thank you for your time in reviewing this project. VWCEIVE® OCT 3Y201 s IIGE I VELD, E'90t We are proposing a new 10,000 square foot boat sales and repair shop at the above referenced addressed located within the Port of Edmonds. This will be a pre-engineered metal building with metal siding and plank siding, colors to match the blue and white theme of the surrounding existing port buildings. Please see the attached renderings. We will provide samples of materials at the review hearing. We have read through the applicable codes and regulations and believe our project complies with all. We are providing both retail and service to the port in a convenient location for both existing boat owner and perspective owners. We are proposing our project on a vacant lot so there will be no displacement of existing businesses. We believe the proposed design follows the design standards set forth in the Comprehensive Plan in regards to scale, height, building materials and colors. It is our plan to match the existing standard port colors. Please let us know if there are any questions or additional material you need to complete your review. Sincerer Shawn C Rafferty Project Manager PKJB Architectural Group, P.S. 119 South Main Street, Suite 410 Seattle, WA 98104 206 624 3210 206 624 3243 Between the hours of4-6 PNdaily our average yearly traffic count would beestimated asfollows: Delivery/Pick Up 1 (UPS only —that time of day) Employees Q(That isemployees leaving work for the day) Our business isopen from O:3O—S:0X}PK8daily. All employees leave the site between 5:0X}and S:30 PM. Wedohave 8Full time employees — however they do rotate to only work five day weeks —because we are open on Saturday from 9:00 to 2:00 during the summer. We are not open at all on Sunday. It is very typical in the late afternoons in the winter for us not to see a customer at all past 3PM. Most service customers prefer to not have to tow their boats around town after dark. |nthe summer when it stay's lighter longer we will have some customers after 4PM — however again it is not that many in comparison tothe early mid -day hours. In our business 15 — 20 years ago we used to have a lot of customers all day long — because we had a full line ofparts and accessories. Now with the advent ofspecialty marine stores, such auWest Marine or Cabelas and the internet we no longer sell these items. Our customer traffic is only for new boat sales and the service vveprovide tuour customers.
