PLN20150053 Dear Mr. Pierce: The Planning and Engineering Divisions have reviewed the above draft recording documents, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1. Sheet 1 - Mayor Approval is not required for a short subdivision. Please remove approval signatory. 2. Sheet 1 - Please add the length of the sewer easement on the plans. 3. Sheet 1 - Provide the addresses for the new lots on Sheet 2 of each of the subdivisions as follows. PLN20150043: Lot 1: 22026 Maplewood Dr. Lot 2: 22028 Maplewood Dr. 4. Sheet 2 - The size of the private drainage easement 15 x 15 will not accommodate the drainage system shown on the approved civil plans. Have there been field changes that will be represented in the as -built drawings? If not, please revise the easement to match the approved civil plans. 5. Note that all signatures on the final documents must be made in black ink. It is suggested, however, that you submit the revised recording documents to staff for a second review prior to obtaining all required signatures. 6. All pages of the final recording documents must comply with the Snohomish County Auditor's recording requirements, which are available for your reference via the following link: http://wwwl.co.snohomish.wa.us/Departments/Auditor/Divisions/Recording/. It appears that the draft recording documents may not meet all of the recording requirements. It is the applicant's responsibility to ensure compliance with the Auditor's recording requirements in order to avoid issues at the time of recording. 7. Note that Snohomish County requires that all of the taxes for the subject site be paid prior to recording. Page 1 of 2 Please make the above changes and submit your updated recording documents to the Planning Division. Our office hours are Mondays, Tuesdays, Thursdays, and Fridays between 8:00 am and 4:30 pm or on Wednesdays between 8:30 am and 12:00. Please feel free to contact us 425-771-0220 or by e-mail at kernen.lienkedmondswa.gov or joAnne.zulauf(aedmondswa.gov if you have specific questions regarding these plan corrections. cc: File No. PLN20150053 Page 2 of 2
