PLN20150050 Dear Mr. Lyon: Staff has begun review of the land use application you submitted for 14 detached condominium units located at the corner of 212th St. SW and 80th Ave. W. (File No. PLN20150050). However, it was found that your application is incomplete. Please submit the following items at your earliest convenience including a response letter indicating how each item was addressed so that staff can continue processing your application: Please provide an analysis of the 212th and 80th St intersection and proximity of the proposed north driveway to the intersection. In addition, assessment of the clear area and acceptable turning radii for the trash and recycle haulers shall be completed. It was noted during the Development Review Committee meeting that the overhangs and tight radii could be problematic. Please provide confirmation that the haulers are acceptant of the current proposal. The June 15, 2015 geotech report prepared by Liu & Associates includes a Site and Exploration Location Plan that identifies test pit locations. One of the test pit locations aligns with a proposed infiltration gallery, but the other two do not. Please conduct additional soils testing in the location of the proposed infiltration galleries to confirm that the proposal is feasible.
