Please accept this letter as the City's notice to the applicant of a determination of completeness pursuant to ECDC 20.02.003. In accordance with ECDC 20.03.002.13, the notice of application will be issued for the subject application within two weeks. While the application is procedurally complete, additional information and clarifications are needed for continued review of the application. Please provide the following information: Planning Division Comments: 1. Addressed. 2. Addressed. 3. November 13, 2015 Comment: Please show the 20-foot drainage easement on Lot 2 for the benefit of Lot 1 and the 10-foot joint utility easement allow the easement along the eastern edge of the development on the preliminary subdivision map. January 12, 2016 Comment: Easements have been shown on the preliminary subdivision map. Please revise if necessary to address Engineering comments below. Engineering Division Comments: 4. November 13, 2015 Comment: Show existing and proposed driveway approaches. Clearly indicate proposed points of access for each lot. January 12, 2016 Comment: Please also show all driveway approaches on the preliminary civil documents. 5. Addressed. New comments on revised plans: 6. Please revise plan to reflect a sewer manhole instead of a sewer cleanout adjacent to Lot 2. Additional information regarding the manhole is available on the City's GIS map located on the COE website. 7. Sewer for Lot 2 shall make a perpendicular connection to the main at a minimum of 5 feet north of the manhole. 8. Stormwater shall make a perpendicular connection to the storm main. 9. Please show a preliminary configuration of the proposed houses and associated impervious surfaces. Add a storm system(s) sized to accommodate the impervious surfaces. Inverts from system to main shall be provided to confirm feasibility. Please add this information to your preliminary stormwater report. 10. Driveway for Lot 1 shall be positioned directly across from 202nd Place SW to minimize turning locations on Maplewood. Please note that the application will be placed on hold until a response is received regarding the above items. According to ECDC 20.02.003.1), the above requested information must be submitted within 90 days (or by April 11, 2016) or the application will expire.
