The comments provided below are based upon review of the preliminary plans & documents
for the subject short plat. Additional information is requested from the applicant at this time
in order to continue review of the application and provide preliminary approval of the short
plat. Please ask the applicant to provide a written response to each of the comments below
and revise and resubmit plans accordingly.
Please also note, after receiving preliminary short plat approval from the Planning Division,
the applicant will be required to submit civil engineering plans to the City for review and
approval after receiving preliminary short plat approval from the Planning Division.
1. Provide a utility plan that shows the location of all existing and any proposed utilities.
This would include gas, power, phone, cable, water, sewer, stormwater, etc. Portions of
utility systems may be jointly owned and maintained, but shall have connections to main
lines on the exterior of the homes. For example, the sanitary side sewer for each home
may connect on the exterior of the homes to allow for one joint connection to the public
main line. In no case shall utility systems run from one home to the other and from that
point to a public utility system.
2. An existing rockery is shown within the City right-of-way. Edmonds Community
Development Code 18.40.020 states rockeries shall not be located within the City right-of-
way and shall be set back from the property line a minimum distance equal to the height
of the rockery. Please revise plans to show removal/relocation of the rockery accordingly.
3. Provide a letter of preliminary approval from Olympic View Water and Sewer District
allowing the continued connection of two residences to their water and sewer systems as
they exists or as may be proposed.
Please note, future recording documents will need to include easement areas for all utility
systems and access drives that cross over either of the two lots in the subject subdivision or
any other lots surrounding the property.
