SUBJECT: NOTICE OF COMPLETENESS FOR LOT LINE ADJUSTMENT APPLICATION
LOCATED AT 9123 & 9125 196TH ST. SW
FILE NO. PLN20160004
Dear Mr. Turnbull:
Your land use application for a lot line adjustment located at 9123 and 9125 19611' St. SW (File No.
PLN20160004) became procedurally complete pursuant to Edmonds Community Development Code
(ECDC) 20.02.002 on March 18, 2016. During staff s continued review of your application, however, it
was determined that additional information/clarification is necessary. Please provide responses to the
following items at your earliest convenience so that staffs review of the proposal can continue:
It was noted that the existing garage on Parcel A overlaps onto the adjacent parcel to the west
(Parcel No. 00434600005700). It appears that this would be a good opportunity to eliminate the
parcel line between this parcel and Parcel A in order to avoid any potential future clouded title
issues. It is suggested that you have your surveyor revise the lot line adjustment plans to
eliminate the parcel line and absorb this parcel into Parcel A. When revising the plans to include
this parcel, please be sure that your surveyor updates the legal descriptions and lot areas
accordingly. Also, please provide an addendum to the title report confirming ownership of Parcel
No. 00434600005700.
2. Please have your surveyor provide the area of the property to be conveyed between the subject parcels
as well as both gross and net areas of the two subject parcels for before and after the proposed lot line
adjustment. Net area must exclude the area of any vehicular access easements.
Please submit the above information to the Planning Division as soon as possible so that staff may
continue processing your application. Please keep in mind that a complete response to this information
request must be received within 90 days or the application will lapse for lack of information (ECDC
20.02.003.D). Thus, your application will expire if the requested information is not received by July
13, 2016.
