Please also note, after receiving preliminary short plat approval from the Planning Division, the applicant will be required to submit civil engineering plans to the City for review and approval after receiving preliminary short plat approval from the Planning Division. Please revise the preliminary site plan as follows: 1) Clearly show limits of right-of-way and private access tract on the south side of the property. 2) Label the right-of-way on the south side of Lot 1 as 192" d St SW, the west side of Lot 1 as 94th Ave W, and the north side of Lot 3 as 192" d Pl SW. 3) Clearly show width of pavement on 192" d St SW, 94th Ave W and 192" d Pl SW. If the travel lane closest to the development is less than 11-feet in width, it will need to be widened to meet City standards. 4) All new impervious surface areas, including road expansion, driveways, rooftops, patios, etc. will need to be included in the impervious surface calculations. On -site infiltration systems shall account for all impervious surface areas, even if a specific area does not drain to the system. 5) Lot 3 proposes an infiltration system under a permeable pavement section. Both the permeable pavement and the infiltration system are considered two separate stormwater management systems and they cannot be "stacked". Revise plans accordingly. Thank you. City of Edmonds
