PLN20160006 Gus, We have reviewed the final short plat materials submitted May 30, 2017 and found that the following information, corrections or clarifications need to be addressed before review of the final short plat can continue: 1. General — All pages of the final recording documents must comply with the Snohomish County Auditor's recording requirements (http://www.snohomishcountywa.gov/278/Recording). 2. General — Note that all signatures on the final documents must be made in black ink. 3. General —Appropriate taxes must paid to the County Treasurer before the final short plat can be recorded at the County. Once taxes have been paid, please submit a copy of the receipt. 4. General — Verify that the New Legal Descriptions on Sheet 2 match the bearings and distances shown on Sheet 3. For example, the 15.76' segment between Lots 1 & 3 is not included in the legal descriptions. 5. Sheet 1— Revise 'Dedication' signature block to line as 'Morgan Kays, Member'. 6. Sheet 1— Eliminate the 'City Approval' block since there was no dedication required. 7. Sheet 2 — Please add list of the lots and their assigned addresses. ➢ Lot 1: 8705 Maplewood Lane ➢ Lot 2: 19824 861" Place West ➢ Lot 3: 19816 861" Place West 8. Sheet 2 —Update 'Conditions of Approval' to eliminate the word "final". 9. Sheet 2 — Add easement and maintenance provisions for a private stormwater easement over lot 2 to benefit lot 3. Page 1 of 2 10. Sheet 2 -- If your intent is to defer the storm water management requirements for Lots 2 and 3, please add the following language on the face of the short plat: "Construction of a storm water management system has been deferred to coincide with future development approval of Lots 2 and 3 respectively. The storm drainage system shall be designed in accordance with City of Edmonds Storm Water Management Codes and Regulations effective at the time of development. The storm drainage system shall be reviewed for compliance at the time of building permit submittals for lots 2 and 3, and constructed in conjunction with the approved building permits." 11. Sheet 2 — Please revise the city stormwater easement language to "A permanent access easement is hereby granted to the City of Edmonds for access and inspection of any and all areas within Lot 1 And 2 of this short plat that may now, or in the future, contain any stormwater management facilities and/or system(s), including all appurtenances therefore and thereto. Said access easement shall be for inspection purposes to ensure that stormwater facilities and/or system(s) are properly operated and maintained in accordance with City of Edmonds Code." 12. Sheet 3 — Show the private stormwater easement over Lot 2, benefitting Lot 3. Please make the above changes and then resubmit revised draft documents for review. Development Services is open Monday through Friday between 8:00 AM and 4:30 PM (8:30 AM to 12:00 PM on Wednesdays). While the final short plat is being processed and recorded, the City will also issue a notice of final decision on the short plat per ECDC 20.06.009.
