SUBJECT: REQUEST FOR ADDITIONAL INFORMATION FOR LOT LINE
ADJUSTMENT APPLICATION LOCATED AT 926 WALNUT ST.
FILE NO. PLN20160048
Dear Mr. Nguyen:
Staff has begun review of the land use application you submitted on behalf of Brian Laughtland for a lot
line adjustment located at 926 Walnut Street (File No. PLN20160048). However, it was found that your
application is incomplete. Please submit the following items at your earliest convenience including a
response letter indicating how each item was addressed so that staff can continue processing your
application:
1. A title report is required for the subject application. Please submit a current title report that
addresses both parcels consistent with the legal description indicated on the lot line adjustment
documents. The title report must indicate current ownership of both parcels as well as any
easements, restrictions, or encumbrances on the property.
2. In order to clarify the proposal and confirm compliance with applicable code requirements, please
ask your surveyor to make the following updates to the survey:
a. The proposed lot line adjustment must be drawn by the surveyor. It appears that the
proposed adjustment was possibly added to the survey by another individual separately,
as the survey document is labeled "Topographic & Boundary Survey." Please have the
surveyor indicate the proposed lot line adjustment on the survey documents.
b. Label the subject parcels as Parcel A and Parcel B.
c. Indicate the area of the proposed conveyance as well as the areas of Parcels A and B both
before and after the proposed lot line adjustment.
d. Indicate the distance and bearing of the property line between Parcels A and B in its
proposed location.
The existing driveway serving the eastern parcel and retaining wall supporting the
driveway encroach onto the western parcel. In order to remedy this encroachment, the
existing driveway will either need to be relocated (in accordance with Engineering
standards), or a vehicular access easement will need to be provided on the western parcel.
If a vehicular access easement is proposed, please indicate such easement on the survey
and provide the net area of the western parcel (gross area excluding the area of the
vehicular access easement). Alternatively, if the proposal is to relocate the driveway,
please note that this must be done prior to recording of the lot line adjustment.

Please submit the above information (including a response letter indicating how each item was addressed)
to the Planning Division as soon as possible so that staff may continue processing your application. Keep
in mind that a complete response to this information request must be received within 90 days or the
application will lapse for lack of information (ECDC 20.02.003.D). Thus, your application will expire
if the requested information is not received by February 13, 2017.
