SUBJECT: REQUEST FOR ADDITIONAL INFORMATION FOR VARIANCE APPLICATION
LOCATED AT 22828 - 100TH AVE. W, FILE NO. PLN20160056
Dear Mr. Metz:
Your land use application for a variance for a canopy covering the existing trash compactor at QFC located at 22828
1001h Ave. W (File No. PLN20160056) became procedurally complete pursuant to Edmonds Community
Development Code (ECDC) Section 20.02.002 on December 27, 2016. During staff's review of your application,
however, it was determined that additional information/clarification is necessary. Please provide responses to the
following items at your earliest convenience so that staff s review of the proposal can continue:
1. It is unclear what exactly the reduced setback distance is that you are requesting. Please clarify both in
writing and on the project site plan what the proposed distance is from the canopy to the property line
adjacent to Edmonds Way (SR-104). Please show the shortest distance from the property line to the
support posts for the canopy as well as to the eaves.
Your site plan indicates a distance of 15'-7"; however, an older site plan for the subject site indicates that
the trash compactor is only 10' from the property line adjacent to the street (see attached). It is crucial that
the correct distance is indicated on the variance application and the project plans in order to ensure that the
requested variance, if approved, will allow for the proposed work to be conducted in the correct location.
Your application has been tentatively scheduled for a public hearing before the Hearing Examiner on Thursday,
February 9, 2017 at 3:00 PM at the Public Safety Complex, Council Chambers, 250 — 5t' Ave. N, Edmonds, WA
98020. Please be aware that your presence at the hearing is highly advisable. If an applicant or their representative
is not present, the item may be moved to the end of the agenda. Items not reached by the end of the hearing will be
continued to the following meeting's agenda. Please note that in order to move forward with this hearing date, a
full response providing all requested information must be submitted no later than January 20, 2017.
Please submit the above information to the Planning Division as soon as possible so that staff may continue
processing your application. Please keep in mind that a complete response to this information request must be
received within 90 days or the application will lapse for lack of information (ECDC 20.02.003.D). Thus, your
application will expire if the requested information is not received by April 6, 2017.
