PLN20160057 Dear Ms. Fitch: Your land use application for an accessory dwelling unit (ADU) located at 8310 19411 St. SW File became procedurally complete pursuant to Edmonds Community Development Code (ECDC) 20.02.002 on December 2nd, 2016. During staff's review of your application, however, it was determined that additional information/clarification is necessary. Please provide responses to the following items at your earliest convenience so that staff's review of the proposal can continue: 1. Pursuant to ECDC 20.21.030(C), ADUs are limited in size to no larger than 40 percent of the livable floor area of the principal dwelling, no more than 800 square feet, and no more than two bedrooms. Your criteria statement explains that the proposed ADU will comply with the latter two of these requirements; however, the 40 percent of livable floor area must be verifiable on your floor plan. Therefore, please provide total livable floor area of both the primary residence and the proposed ADU. 2. One off-street parking space in addition to the parking spaces normally required for the principal dwelling shall be required to be provided for the accessory dwelling unit. Your criteria statement states that the additional space will be provided in the existing driveway, which is not accurately shown on the site plan per aerial photographs. Please include an accurate representation of the driveway on the site plan. Please submit the above information to the Planning Division as soon as possible so that staff may continue processing your application. Please keep in mind that a complete response to this information request must be received within 90 days or the application will lapse for lack of information (ECDC 20.02.003.D). Thus, your application will expire if the requested information is not received by March 281h, 2017. I will be the main staff contact for your application.
