Design Review
The comments provided below are based upon review of the documents re -submitted on
February 3, 2017 for the design review of a new car dealership at the existing Magic Toyota
site — 21300 Highway 99. Of the comments previously sent to the applicant, I am seeking
clarification on one item. Please ask the applicant to respond to the following.
Please provide a cross section of the frontage improvements along 212th St SW and
Highway 99.

b. February 13, 2017 comment — Thank you for providing the requested cross
sections. Section "C-C" through the west end of 212th St SW is showing an
existing 4-foot wide sidewalk with another note to remove a 1-foot section of the
existing sidewalk at the tree grate. The existing 212th St SW frontage currently has
a landscape strip between the street and the sidewalk that is to be removed. The
final condition along this western section of the frontage shall be a 7-foot wide
sidewalk with 3 x 3 tree grates appropriately spaced. Please revise Section C-C
to show a 7-foot wide sidewalk with 3 x 3 tree grates, with removal of the existing
landscape strip.
January 18, 2017 comment - Along 212th St SW, a 7-foot sidewalk will be
required. Within the first 250-feet of the property frontage (from Hwy 99 towards
the west along 212th), street trees will not be required. After that point, heading
west, street trees shall be installed within 3' x 3' tree grates.
