The information provided is consistent with Title 18 Edmonds Community Development Code & Engineering standards. It is requested that the following be included as a condition of project approval. Communication has previously been had regarding the need for a condition on the face of the plat to address the subdivision improvements that have not yet been constructed. Consistent with these communications the condition provided with the application reads: "Construction of improvements, which were conditions of approval of Edmonds short plat 5-95-163, has not been completed. Completion of such improvements may be a condition to issuance of building permits for Lots 2 — 4." With the use of the word "may" in the last sentence, the application of this condition appears to be subjective. The improvements will be required and this language should be revised to provide clarity to future property owners. After looking over the plat documents again and in light of the access restrictions that have been added to Lots 3-4, it seems appropriate to place a condition on Lot 2 to complete the required improvements as a condition of building permit issance.
