SUBJECT: REQUEST FOR ADDITIONAL INFORMATION FOR LANDSCAPE REVISION

Dear Mr. Ludvigsen:
Upon staff s continued review of your land use application for a landscape revision for the properties addressed
21713 and 21721 80" Ave. W (File No. PLN20170022), it has been determined that additional
information/clarification will need to be submitted before review can continue. Please submit the following items at
your earliest convenience so that staff can continue processing your application:
1. Refer to the City's landscape requirements in Edmonds Community Development Code (ECDC) Chapter
20.13. Staff cannot approve the proposed tree cutting without landscape plans indicating compliance with
the applicable landscape requirements. In order to comply with the City's landscape requirements,
replacement plantings and additional shrubs and groundcover will be necessary. In developing the
proposed landscape plans for both parcels, please be sure to address the following requirements:
a. The southern side of the property addressed 21713 80" Ave. W and the western side of the
property addressed 21721 80" Ave. W will both need to be shown to comply with the
requirements for Type III landscaping, including trees, shrubs and groundcover meeting the sizes
and spacing identified in the Type III landscaping requirements of ECDC 20.13.030.C.
b. For the two trees that are proposed to be removed near the parking area on the property addressed
21721 80t1i Ave. W, those trees will need to be replaced at a 1:1 ratio.
Please provide landscape plans for both properties consistent with these requirements.
Please keep in mind that a complete response to this information request must be received within 90 days or the
application will lapse for lack of information (ECDC 20.02.003.1)). Thus, your application will expire if the
requested information is not received by October 4, 2017.
