(PLN20170057) Dear Mr. Williams: Thank you for submitting the required documentation and application fees for the above -referenced permit; your application is complete according to ECDC 20.02.003. However, while the application is technically complete, additional information or clarification is required. Please address all comments in a written response and by providing updated plans, as appropriate: 1. Street Dedication Required. The portion of the property abutting 72 d Ave. W. will require a street dedication of the first 10' per the City's official Street I ��� 60 Map (see highlighted area). Any approval of a _ subdivision shall be conditioned on appropriate Sow dedication of land for streets (ECDC 20.75.085(C)(3). Please indicate the dedication on the preliminary short j TRACTS plat map and adjust lot area accordingly. 2. Proposed Legal Descriptions. The proposed legal descriptions do not match the proposed short plat. Please revise the metes and bounds so they are consistent. 3. Access and Utility Easement. The title report indicates a utility easement of 5' along the eastern property boundary. The preliminary short plat map shows a 25' access and utility easement along the southern property line of the proposed Lot 2. Please show all utility and access easements. Additionally, access easements may not be included in lot area. Please adjust accordingly. The City will proceed with the associated public notice requirements. However, please keep in mind that a complete response to this information request must be received within 90 days or the application will lapse for lack of information (ECDC 20.02.003.D).
