The comments provided below are based upon review of the preliminary civil plan sheet &
documents for the subject short plat. Additional information is requested from the applicant
at this time in order to continue review of the application and provide preliminary approval.
Please ask the applicant to provide a written response to each of the comments below and
revise and resubmit plans accordingly.
GENERAL
1. Shared access road shall be paved. Runoff shall be captured and directed to a mitigation
system. Show asphalt driveway approach from property line to edge of existing road.
2. It appears on the City's Official Street Map that a dedication of 10' is required of the
property along 72nd to meet the required 60' total right of way, see plan detail. Please
revise plans to show this dedication requirement showing both existing property line and
proposed property line; or provide a recording number if the property was previously
dedicated.
UTILITIES
3. Show the existing sewer connection to Lot 1.
4. Show the location of existing and proposed dry utilities (gas, cable, power).
5. Provide approximate invert elevations for proposed side sewer at house, property line
and new connection to main to show feasibility. Call out length and size of all pipe to
verify slopes.
6. Please submit a stormwater report consistent with the 2012/14 Stormwater Manual and
the city's Stormwater Addendum. Please include full infiltration calculations (see
Appendix B of the Addendum to determine the specific testing requirements). Ensure
the stormwater management design for the proposed single family lot is reflective of the
eve line of the house, driveway, and any patios, walkways, etc. Show a stormwater

mitigation system on the plans based on the infiltration rate and the infeasibility
checklists. If there will be an outfall, show what it connects to and where. Plans show
connection to a catch basin that is not on the city system. Please show the catch basin as
proposed. Provide approximate invert elevations for all points of connection as well as
length and size of pipe, including the City storm system inverts if applicable.
