Native Vegetation Plan: Monitoring Program: Please provide a monitoring program for the Native Vegetation Plan. The monitoring program should outline the schedule for site monitoring (for example, monitoring shall occur in years one, three, and five after site construction), and how the monitoring data will be evaluated to determine if the performance standards are being met. A monitoring report shall be submitted as needed to document milestones, successes, problems, and contingency actions of the compensation project. The monitoring program for the Native Vegetation Area should cover a period of five years. b. Cost Estimate: Please provide an itemized cost estimate covering landscaping materials and labor for installation. This estimate will be used to determine the bond amount for the native vegetation area. 2. Construction Entrance: The proposed construction entrance is located in the Native Vegetation Area. Please relocate the construction entrance outside of the Native Vegetation Area. 3. Tree Cutting Plan: Please provide a tree cutting plan as required by condition of approval 3.b.iii which states: A tree cutting plan shall be submitted and approved with the civil plans for removal of trees impacted by the subdivision improvements. Any tree cutting proposed on the site that is not a hazardous situation and/or not necessary as part of the subdivision improvements shall be reviewed at the time of building permit application or through Pagel of 2 the appropriate land use permit application and review process. All trees that are to be retained during the development process and trees located on adjacent properties must be protected according to the performance standards found in ECDC 18.45.050.H. If during construction it is realized that certain trees that were planned to be retained will be damaged due to the construction activities, replacement may be required per ECDC 18.45.050. F.
