Please accept this letter as the City's notice of completeness according to ECDC 20.02.003. While the land use application is technically complete, the following information needs to be clarified in a written response and through submittal of updated plans and materials before review can continue: 1. Materials. Submit spec sheets or detailed descriptions for: a. Windows and trim b. Exterior doors c. Vertical metal siding d. Garage doors and surrounding cultured masonry e. Exterior lights f. Pedestrian hand rails and deck railings 2. Update the north and south elevations on Sheets DR201 & DR202 to show the upper level bump outs on the east and west sides of the building. Also update the corresponding elevation drawings on Sheets A201 & A202. Show the bump outs on the site plan as well and dimension their distance from the side property lines. 3. Height calculations. The height calculations must be revised to include the proposed bump outs on the upper level of the building. Update the height corner locations, verify that the corner elevations shown on the site plan and the 'building height calculations' call out agree, and update the calculations as appropriate on the site plan and elevation drawings. 4. Trash and recycling. How will trash and recycling be handled? Individual toters are shown on the site plan. A screened trash enclosure could be located within a required setback along the alley as long as the screening fence is no greater than 6' in height. Review your options with Steve Fisher, the City's Recycling Coordinator. 5. Structures in setbacks. Verify that exterior steps and railings meet the setback exception in ECDC 16.30.040.C. Please note that the application will be placed on hold until a response is received regarding the above items. According to ECDC 20.02.003.1), the requested information must be submitted within 90 days (by April 15, 2019) or the application will expire.
