Dear Mr. Hann:
The Planning and Engineering Divisions have reviewed the above draft recording documents, and it was found
that the following information, corrections, or clarifications will need to be addressed before review can
continue:
1. Please revise sheet number references. Revise sewer easement as benefitting all lots.
Easement provisions and maintenance section. Please remove "(continued)". Revise sheet number
references.
3. On sheet 3 under impervious surface, please remove "proposed" and change "onsite" to "offsite"
4. Please correct sheet number references on sheet 2.
5. Remove the Mayor Approval block.
6. Revise the Planning Division Approval to read "Development Services Director Approval"
7. Revise the Engineering Division Approval to read "Director Of Public Works Approval"
8. There appears to be a fence encroachment located within the survey. RCW 58.17.255 requires any
discrepancy (I.E. Encroachment of fence on south side of lot) to be disclosed on the final plat.
Add a statement to the face of the plat that reads substantially as follows to note the discrepancy
between the property line and fence line:
Evidence of land occupation such as fences, structures, paved or graveled surfaces,
landscaping, etc. may not coincide with the deeded boundary lines, as shown on this drawing.
There are areas on this survey appearing to have discrepancies between the deeded boundary
lines and certain evidence of occupation. The owner or potential purchaser should consult
with legal counsel wherever discrepancies exist to determine how best to interpret their
property rights and address potential boundary disputes.

This survey discloses factors of record and on the ground affecting the subject property
boundary, but it does not purport to legally resolve related property line disputes. Where
ambiguities are noted, the owner or potential purchaser should consult with legal counsel to
determine how best to interpret their property rights and address any potential property line
disputes.
9. Remove Building Setbacks from sheet 3 of 3 as they are not needed on the final document.
10. Verify that the scale provided on sheet 3 of 3 is correct.
11. CC&Rs:
On the recording documents please include a reference to the CC&Rs with the auditors file
number.
b. On sheet 1 of the CC&R's the Grantee should be the HOA, please revise.
c. On sheet 1 the legal description is included on page 19 rather than page 18, please correct.
12. Note that Snohomish County requires that all of the taxes for the subject site be paid prior to
recording. Please verify the taxes have been paid before the Clerk's office takes the short plat to the
County for recording.
Please make the above changes and submit your updated recording documents to the Planning Division. Our
office hours are Mondays, Tuesdays, Thursdays, and Fridays between 8:00 am and 4:30 pm or on Wednesdays
between 8:30 am and 12:00.
