Please provide a complete response to the following items, including a cover letter addressing each comment, to the Planning Division at your earliest convenience so that staff s review of the proposal may continue: PlanninI4 Comments: 1. Addressed. Please provide legal descriptions for each new lot. 2. Partially Addressed. Show building as per the approved building plan with any upper level cantilever's and patios etc. July 3, 2019: The eaves appear to have been left off of the plan, please show. Please show the rear portion of the building per the approved plan, see attached. The cantilever off the rear side of the building had been eliminated. Please note that the property line needs to exclude the cantilever so please revise the plan so that each cantilever and associated eaves do not overlap the property boundaries between the units. Please update the legal descriptions accordingly. Please update the legal descriptions to match the proposed lot lines. Additionally please make sure the dimensions provided in the easement detail on sheet 2 match the short plat. 3. Addressed. List lot coverage and setbacks on the preliminary plan set for the parent parcel. 4. Not required for preliminary approval; however, please note that for final short plat the second part of the Declaration of Short Plat language on sheet 1 seems unnecessary. The language appears to reference a condominium association rather than a townhome run by a homeowners association. Here is a sample of what we typically see. Party wall construction shall conform to the requirements of the International Residential Code, and it shall be verified by survey that interior lot lines occur at the centerline of such party walls. The building is currently under construction and may be nearing completion, so there needs to be assurance that the interior lot lines occur at the centerline of the party walls consistent with the proposed lot lines. Construction is to be verified by survey, this may be accomplished by providing a statement by the surveyor addressing this comment. This item needs to be specifically addressed by the surveyor, this may be done in the legal description language or a stamped statement by the surveyor may be provided. Engineering has reviewed the preliminary unit lot short plat application for the Hann Homes property at 20818 72nd Ave W. The information provided indicates general engineering feasibility. As part of the preliminary short plat review, requirements regarding development of the adjacent public infrastructure were determined. Street Right -of -Way Dedication: Consistent with the City's Official Street Map, there are no street dedications required along the 72nd Ave W property frontage. Lot and Street Layout and Sidewalks: Lot 1 through 3 shall share a common entrance off of 72nd Ave W. Edmonds Community Development Code (ECDC) Chapter 18.90 regulates the construction of sidewalks that could prevent the implementation of the comprehensive sidewalk plan. • 72nd Ave W street right-of-way is classified as a local street and per City Code, sidewalks are only required on one side of the street. Sidewalks already exist along the property frontage. Replacement of the existing 5' sidewalks with 7' sidewalks to meet CG code sidewalk standards will be required. Please find attached the Engineering Requirements for the subject development. The applicant will be required to satisfy these requirements as a condition of building permit final. A building permit has been issued and the improvements are currently being constructed.
