(SSDP) to develop a parcel of unimproved land at the Edmonds Marina for a
new boat dealership, marine retail, detail, and repair. This fundamental
enablement will stimulate future economic development. The goal is to create
new jobs, expand the local tax base, and recruit new business to enhance the
economic vitality of the Edmonds' community. As part of this initiative, the
Port is proposing to secure an SSDP for the proposed development of a
0.48-acre parcel along Admiral Way directly across from Anthony's
Homeport Restaurant.
The property is currently used as a parking lot. The Port proposes to plan and
develop the parcel as "pad -ready" for construction and occupancy and, thus,
intends to apply for and obtain an SSDP. The SSDP must be in hand, or the
property will remain vacant and unimproved. The Port is seeking a marine
dependent or related land use (boat dealership, marine retail, detail and repair
shop, etc.) that resembles the Jacobsen's Marine project located in close
proximity along Admiral Way.
The proposed site plan calls for an approximate 5,500-square foot retail
structure located along the south property line. This location aligns with the
Anthony's Homeport building across the street and preserves the scenic view
corridor. Parking is provided at the rate of one space per 500 square feet of
gross building size. Landscape buffers are provided along the Admiral Way
street frontage. Stormwater runoff from the paved site drains currently to the
Port's Stormwater collection system. Runoff from the proposed development
will be collected in on -site catch basins and likewise conveyed to the Port's
existing stormwater collection system. Water and sanitary sewer connections
will be made to existing mains in Admiral Way.
