Pre App Fedje 3 lot Short Plat.pdfOF EDV O titi � �a v City of Edmonds �Sr.1g9° PRE -APPLICATION COMMENTS BUILDING DIVISION DATE February 21, 2019 STAFF: Leif Bjorback, Building Official RE: Project: PRE2019-0001 Fedje Short Plat 157XX 72nd Ave W A preliminary review was done with the pre -application materials provided and we have the following comments. 1) Codes in effect as of this meeting: a) 2015 International Building Code with State Amendments b) 2015 International Residential Code with State Amendments c) 2015 International Fire Code with State Amendments d) 2015 Uniform Plumbing Code with State Amendments e) 2015 Washington State Energy Code (WAC 5 1 -11) f) Edmonds Community Development Code 2) Basic Design Loads specific to Edmonds a) Snow load 25 psf — nonreducible b) Seismic design category D for IBC; D 1 for IRC c) Ultimate design wind speed 110 mph d) Wind exposure most likely B or C for this location 3) Building permits will be required for the following, as applicable: New home construction; retaining walls; modifications to or demolition of existing structures. 4) A soils report will be required for each new home, due to slopes on site. 5) Dwellings exceeding 3000 square feet of fire area require fire sprinklers. 6) Park Impact fees will be assessed for each new dwelling at a rate of $2734.05 each. 7) Refer to Handout B73 for permit submittal requirements for new single family dwellings. 8) It appears that the parcel is situated outside of the North Edmonds Earth Subsidence Landslide Hazard Area (ESLHA).
