A preliminary review was done with the pre -application materials provided and we have the
following comments.
1) Codes in effect as of this meeting:
a) 2015 International Building Code (including Accessibility) with State Amendments
b) 2015 International Mechanical Code (including International Fuel Gas Code) with State
Amendments
c) 2015 International Fire Code with State Amendments
d) 2015 Uniform Plumbing Code with State Amendments
e) 2015 Washington State Energy Code (WAC 5 1 -11)
f) Edmonds Community Development Code
2) Basic Design Loads specific to Edmonds
a) Snow load 25 psf — nonreducible
b) Seismic design category D
c) Ultimate wind speed 110 mph, 3 sec gust
d) Wind exposure most likely B for this location
3) A separate building permit will be required for demolition of the structure currently on site.
4) Separate building permits will be required for plumbing, mechanical, electrical (L&I), signs.
5) See City of Edmonds Handout B 18 for a list of permit submittal requirements for new
commercial buildings.
6) The building/site must be barrier free accessible including building entrances, interior and
exterior accessible routes, parking, restrooms, service counters, etc. Provide details showing
compliance.

7) Complete the State Non -Residential Energy compliance forms for Building Envelope (Zone
1), Lighting and Mechanical and submit with your permit application. The forms can be
found on the following website: http://www.neec.net/energy codes.
8) Prior to issuance of the permit a copy of the Snohomish Health District review letter will be
required.
9) Park Impact fees for the new construction will be assessed for the increase in area (the amount
the new building is larger than the old building) at a rate of $1.34 per square foot.
10) Contact Steve Fisher, Recycling Coordinator, at 425-771-0235 regarding dumpster enclosure
location and size.
11) Contact Jeff Koblyk, Cross -connection Control Specialist, at 425-771-0235 regarding
premise isolation requirements to protect the public water system.
