building permit application. Additional information or review comments may be precipitated during the
review of the application.

✓ Drive aisles for 1-way traffic shall be a minimum of 12 feet wide.
✓ Please refer to Fig 18.1, found in Title 18 of the ECDC for additional parking lot layout
requirements specific to angled parking.
✓ Must be able to show/demonstrate all required full size (8.5' x 16.5') parking stalls can be
obtained within the aggregate parking area. If this can be demonstrated the ECDC will allow
for up to 50% of the stalls to be reduced width (8' x 16.5').
✓ Parking layout between light post or other structures is measured from the inside and not the
center of the structure.
✓ Maximum parking lot slopes is 6%.
✓ Landscaping near entrances shall be restricted to 3' high maximum to insure adequate sight
distance.
❑ Below ground — Parking garage
✓ Must be able to show/demonstrate all required full size (8.5' x 16.5') parking can be obtained
within the aggregate parking area. If this can be demonstrated the ECDC will allow for up to
50% of the stalls to be reduced width (8' x 16.5').
✓ Parking layout between columns can be measured from the center to center of the column but
the inside dimension (face to face of column) shall at no time be less than 8' wide.
✓ Changes in column location/size will require a new parking plan layout and approval prior
to issuance of the building permit to insure all required full width stalls can be met.
✓ Driveway slope shall be a maximum of 6% for the first 20' and 14% thereafter.
✓ Review structural and mechanical plans to insure columns and mechanical structures do
not impact parking numbers and size.
✓ Show sliding gates on civil and architectural plans. Gates shall not impact parking stall

✓ Sight windows or other structural clearances at the parking entrance shall be provided to
insure proper sight distance clearances

Double check Detector valve assembly (DCDVA) required per City of Edmonds
Standard Details E7.8 and E7.8.1

and on the side where the water main is located. (This is for commercial
buildings only that build property line to property line). TRPL Remote reader
shall be placed on the exterior wall in this situation. See Standard Detail E7.19

✓ Outside installation shall be in a vault per City Standards.

✓ Lid shall be rated H-30 in paved areas and H-10 in landscaped areas.

including traffic control. The amount of the bond will be based on 120% of the City approved

Please provide documentation that the area designated as easement to the City of Edmonds
can be used for the new platforms and associated improvements. I understand there is a
Subordination Agreement that has not yet been finalized that may address this concern. The
Subordination Agreement needs to be approved by the Edmonds City Council. The City is awaiting
the following to proceed.
1) A brief explanation of what the agreement does and why it needs to be done. This information
will be included in an agenda memo to the City Council.
2) Revision to the Subordination Agreement, paragraph 3(g): Change Tenant to Lessee.
❑ Right-of-way dedications
NOTES: Please also address the following items and provide information and/or clarification as
required with your building permit submittal.
1. Indicate proposed curb radii throughout parking lot.
2. Driveway approaches to be constructed per Edmonds Standard detail E2.27.
3. Provide curb elevations and parking lot/drive aisle elevations throughout plans to ensure storm
water flow to catch basins.
4. Please clarify what a speed table is and what material it is constructed of. What is the slope of the
asphalt area before and after the speed table?
5. Provide existing and proposed impervious surface calculations. State the year in which the
impervious area was added to the site.
6. Provide construction details for the pedestrian crossings at the track.
7. Indicate surface material to be used at bike rack area.
8. Provide one-way signage and striping where required.
9. Provide ENTER ONLY and EXIT ONLY signs as required.

12. A new landscape strip is shown between the drive aisle and the Amtrak Station. The landscape
strip shall not exceed a 2:1 slope.
13. A side sewer stub is shown into the parking area off W Dayton Street. Is this stub active? What is
it's intended use?
