Please note, additional information or review comments may be precipitated during the review of the preliminary short plat and/or civil plan review. Edmonds Community Development Code (ECDC), Engineering Handouts and Standard Details can be found on the City website at www.ci.edmonds.wa.us GENERAL 1. While it is not completely clear, the drawings submitted seem to indicate or possibly confirm the connection of the existing storm drain system to the sanitary sewer system. Upon demolition of the existing structure, the existing sanitary sewer line will need to be capped at the sewer main. 2. The curb ramp at the corner of 3`d & Main, adjacent to the subject p 1 ^ development, will need to brought into compliance with ADA standards. �,N�,►l� Examples of what the new curb ramp should look like can be seen at the 1 corners of 3rd & Dayton and 5t" & Dayton. The signal light at this NW corner of the intersection will need to be relocated to accommodate the new curb ramp. The City would like to "partner" with the contractor in this process as relocating the signal light is a City priority. The signal light in it's current location is continually hit by motor vehicles. City of Edmonds Public Works Department Engineering Division DRIVEWAY REQUIREMENTS ECDC 18.80.060 states that within the downtown business area of the city, vehicular access shall be provided from alleyways for all on -site parking whenever it is practically and reasonably available. No curb cut shall be approved where there is vehicular access to a lot in the downtown area from an existing alleyway unless the applicant demonstrates by substantial evidence that certain conditions existing that would allow for an alternate access.
