the preparation of civil construction drawings. In addition, utility maps have been

Please note, additional information or review comments may be precipitated
during the review of the preliminary short plat and/or civil plan review.

GENERAL
1. While it is not completely clear, the drawings submitted seem to indicate or
possibly confirm the connection of the existing storm drain system to the
sanitary sewer system. Upon demolition of the existing structure, the existing
sanitary sewer line will need to be capped at the sewer main.
2. The curb ramp at the corner of 3`d & Main, adjacent to the subject
p 1 ^ development, will need to brought into compliance with ADA standards.
�,N�,►l� Examples of what the new curb ramp should look like can be seen at the
1 corners of 3rd & Dayton and 5t" & Dayton. The signal light at this NW corner
of the intersection will need to be relocated to accommodate the new curb
ramp. The City would like to "partner" with the contractor in this process as
relocating the signal light is a City priority. The signal light in it's current
location is continually hit by motor vehicles.

DRIVEWAY REQUIREMENTS
ECDC 18.80.060 states that within the downtown business area of the city,
vehicular access shall be provided from alleyways for all on -site parking
whenever it is practically and reasonably available. No curb cut shall be
approved where there is vehicular access to a lot in the downtown area from
an existing alleyway unless the applicant demonstrates by substantial
evidence that certain conditions existing that would allow for an alternate
access. Please submit substantial evidence as required to satisfy this code
requirement.

building permit application. Additional information or review comments may be precipitated during the
review of the application.

• City of Edmonds Standard Details and Edmonds Community Development Code (ECDC) are
available online at www.ci.edmonds.wa.us
• Provide construction sequence and general notes — sample language attached.
• Provide impervious surface calculations on the face of the site plan and drainage plan.
[®] Drainage report
Drainage system shall be designed in accordance with ECDC 18.30 Storm Water Management
and Exhibit "A" Stormwater Supplement. See comments under Storm Drainage below.
[®] Traffic Impact Analysis
Refer to and follow the requirements outlined in the ECDC 18.82 and handout E82. The current
proposal adds additional building square footage, which will need to be accounted for in the
traffic impact analysis.
IN] TOPGRAPHIC DRAWING
• Existing and proposed contours (2' or 5' intervals)
• Grading plan and quantities of cut and fill. Include quantities for building foundation and provide
bottom of footing elevations.

• Chapter 18.30 ECDC Stormwater Management and Exhibit "A" Stormwater Supplement became
effective June 1, 2010. The Code and Supplement are available on the City website —
www.ci.edmonds.wa.us — choose the City Government drop down; City Departments; Public
Works; Engineering Division and then click on Stormwater Management.
• Low Impact Development: The City of Edmonds encourages the use of LID techniques, including
permeable pavements. Consideration for these types of improvements would be appreciated.

• 229 Main Street properly falls within the Puget Sound Piped watershed, however, this property is
not eligible for a waiver from detention requirements due to the tidal influence and flooding of
downstream storm system (proximity of flooding: SR-104 & Dayton Street).
• If a detention system is constructed:

• Provide RIM and invert elevations for all existing and proposed storm structures.
