The Fire Department provides the following comments and corrections in accordance with the 2012
International Fire Code and Edmonds Community Development Code Title 19:
1. For PW Director, fire marshal agrees to support of increase slope up to 20% (ECDC 18.80.060).
Fire services will not use driveway for fire and emergency vehicle travel.
2. Install a residential fire sprinkler system in accordance with IFC 903.3.1.3.

Dear Sir or Ms.,
I am writing this letter to summarize our intentions for this meeting.
Myself and the Owner had a counter meeting with both a planner and an engineering tech regarding our
proposed project, a single family residence, for the Krzeszowskis which is in the ESLHA area in Edmonds.
At the counter meeting a couple weeks ago, with this site plan ,we verified the height calcs and
retaining wall rules within the front setback and feel confident that once we establish the 200' shoreline
setback, we can proceed with completing a conforming house design regarding the planning regulations
shown to date.
At this same meeting, an engineering tech verified we must start the driveway approach in the
asphalt shoulder without disturbing the existing sidewalk. We have included in this packet, an updated
existing topo and a proposed grading and minor landscape wall driveway scheme on our preliminary
Site Plan with the house footprint.
We were able to leave the utilities undisturbed and return to existing grades at the asphalt edge.
In order to meet the height limit and not have a flat roofed garage, we need to get the garage at about
flr. elevation 97.0 to get a low pitched roof over the garage. As you know, storm water flow is most
important on these types of lots and we want to be sure to have adequate roof drainage.
We have shown proposed grades of the new driveway and the small cuts, in the right of way of 2'
or less. If a 2' cut & wall is acceptable, the driveway edge could return to 90 degrees at the road edge on
the north driveway. We are just not sure how much grade and cut you will allow in the right of way on
this tough lot. This driveway scheme creates minimal impact as the planning code allows in the set back.
We wanted to be sure this approach is acceptable to the engineering dept. prior to beginning
Geotechnical, Civil and Structural engineering . Thank You.
