Property Address: 21210 Highway 99 Type of Construction: Change of Use to Car Sales Lot Engineering Representative: Jeanie McConnell Engineering Program Manager The following comments are provided from the Engineering Division in review of the conceptual plans for the Car Sales Lot at 21210 Highway 99. Additional information or review comments may be precipitated during review of subsequent permit applications. Engineering Handouts and Standard Details can be found on the City website at www.ci.edmonds.wa.us 1. Drive aisle widths shall meet City standard of 24-ft minimum for two-way traffic in the areas of general customer and employee parking, exclusive of the espresso stand drive through. 2. All required parking stalls shall be striped to a minimum width of 8.5-ft and a minimum length of 16.5-ft. 3. A traffic impact analysis will be required in accordance with Edmonds Community Development Code (ECDC) 18.82.030. Please refer to City handout #E82 for additional information. As the road impact fee rates adopted by code do not provide an ITE land use for Car Sales Lots, an independent fee calculation will be required consistent with ECDC 18.82.130. 4. An oil/water separator shall be installed in all on -site catch basins that will accept storm water runoff on the site. 5. Car washing will not be allowed on the site. Should car washing soap be allowed to enter the storm system it will be considered an illicit discharge and the property owner/violator will be subject to illicit discharge fines and enforcement.
