questions.docxThank you for being so accommodating, Denise. I have attached the pre-app meeting form as well as site survey, with some area calcs, plans, and elevations. Please let me know when you are available to meet. A few questions I have for our meeting: 1- A portion of the existing house that we intend to keep is encroaching into the side yard setback. I want to be sure that it is grandfathered in and not something we need to demolish and bring up to code..? 2- Since we are demolishing about 75% of the existing house, I am under the impression we need to bring the rest of the house up to code. Will this mean bringing the portion of the existing house that is within the setback up to code as well? Meaning demolishing and rebuilding so that it's within the setback. 3- As you can see on the site survey the existing driveway is partially on the neighboring property. It is important to note that the neighboring property is a Verizon hub, not sure how that affects the driveway and setbacks. I would like some clarification on that and whether we will need to work with the neighboring property to redirect the driveway (and possibly curb cut with the city) or if that is also a grandfathered condition..? 4- I would like to verify that the proposed garage is in compliance with city standards. The actual garage door is facing the side yard. 5- I have not worked much with the city of Edmonds and would like to know what/how to go about the permitting process. What steps need to be taken and are there any additional tests that need to be done (like geotechnical).
