Ranch99_SignPackage.pdfEXHIBIT S _ffLLV_FCTJJ,& This Exhibit is a continuation of that certain lease dated between (hereinafter "Landlord") and (hereinafter "Tenant") on real property in Washington and is incorporated by reference into such Lease. These criteria have been established for the purpose of assuring a coordinated sign program for the mutual benefit of all tenants. In the event of any conflict of interpretation as to the meaning, intent or application of these criteria, the Landlord's decision shall be final and binding upon the tenant. All installed nonconforming or unapproved signage shall be removed or brought into conformance within thirty (30) days of written notice by Landlord, at the Tenant's sole cost and expense. Administration A. Tenant shall be responsible for the fulfillment of all signage requirements and specifications. B. Tenant shall submit or cause to be submitted to Landlord for approval before fabrication, two (2) copies of detailed drawings indicating the location, materials, size, layout, design and color of the proposed signs, including all lettering and/or graphics and electrical requirements. C. All permits for signs and their installation shall be obtained by Tenant or Tenant's representative at the Tenant's sole cost and expense. All signs shall be constructed and installed at Tenant's expense. D. Upon vacation of premises, Tenant shall arrange for removal of sign, filling of holes and touch-up of paint with appropriate material so as to create a waterproof assembly. Any damage caused by removal of sign or failure to make construction waterproof shall be Tenant's responsibility. Construction Requirements A. All signs, bolts, fastenings, and clips shall be hot -dipped galvanized iron, stainless steel, aluminum, brass or bronze. No black iron materials of any type shall be permitted. B. All penetrations of the building structure required for sign installation shall be neatly sealed and maintained in a watertight manner. C. Tenant shall cause to be repaired, any damage caused by sign contractor or sign installation and shall be fully responsible for the operation of the Tenant's sign contractor and shall indemnify, defend and hold the parties harmless from any liabilities on account thereof. No signmaker's label or other identification shall be permitted on the exposed surface of the sign, except for those required by local ordinance which then shall be placed in an inconspicuous location. E. No exposed conduit, or other wiring systems shall be permitted except external wire raceways for individual letter signs. F. All electrical signs shall bear the UL label, and their size and installation must comply with all governing codes and/or ordinances. G. Electrical service to all signs shall be on occupant's meters and shall be part of the Tenant's construction and operational cost. H. All conductors, transformers and other equipment shall be concealed. Desi A. Signs shall be permitted only within the sign fascia areas as designated by the Landlord. Tenant shall be permitted to install one approved sign on each designated sign fascia. Signs shall consist of individually illuminated letters or individual letters with a module. Letters and modules shall be of the "pan -channel" or "channel-lume" type. B. Total horizontal length of each permitted sign shall not exceed 75% of the sign fascia of the Tenant's storefront area. Tenant signs shall consist of individual letters not to exceed 36 inches in total height and 6 inches in depth and shall be mounted on external raceways. Raceways shall be 8" in depth and 10" in height and shall be painted the same color as the building fascia, unless otherwise approved by landlord. The sidewalls, of each letter or module shall be painted black.. C. Signs -shall be centeredinrespect to the Tenant's demised Premises or in the event that roof lines of the adjacent buildings do not permit the sign to be centered as such, the sign shall be centered in respect to the Tenant's entry door into the Premises in such a manner that the ends of the signage do not extend into a zone located at each extremity of the Premises, equal to 12.5% of the demised Premises width. D. No exposed neon lighting shall be used on signs, symbols or decorative elements unless approved by the Landlord. Tenant shall be fully responsible for the maintenance and repair of any such neon sign. In the event said neon becomes broken or dysfunctions in any fashion, it shall be removed immediately by the Tenant until such time as the sign is repaired and fully functional. Any temporary signage erected while Tenant's neon is being repaired shall conform to the Sign Regulations. E. Wording of a sign shall not include the product sold except as a part of the Tenant's trade name or insignia. All Tenant's store identification designs shall be subject to the approval of the Landlord. F. No sign nor any portion thereof may project above the fascia on which it is mounted. G. The following types of signs are prohibited unless specifically approved by the Landlord or Landlord's agent: 1. Painted lettering 2. Flashing, moving or audible sign 3. Paper, cardboard or painted signs 8. Portable signs H. Window signs are permitted as approved by the Landlord and as allowed by the City of Edmonds. 1. Except as provided herein, no advertising placards, banners, pennants, names, insignia, trademarks or other descriptive material shall be affixed or maintained upon the glass panes and supports of the show windows and doors, or upon the exterior walls of the building or storefronts. Included in the comprehensive sign program are the following: A. Center identity sign (freestanding) B. Store identity sign (facade) C. Sign criteria for future tenant-, Our interpretation of the sign code (CG Zoning) will allow signs as follows: an V�" A. As a multi -business site, the center will be allowed a 160 square foot freestanding sign with a maximum height of 25' 0". A curbed landscape area (twice the size of the sign area) would be required at the base of the sign. B. The west elevation of the building will be allowed I square foot of sign area for each F of building frontage, lip to a maximum of 300 square feet. The sign area of the wall signs for 99 Ranch Market (individual letter (wall m would signs Q maximum) with a maximum height allowed of 27' 4" for each sign) would be subtracted from the 300 square foot and the remainder of the 300 square foot of sign area would be allocated to the other tenants by the landlord.
