Hi Valerie,
Yes, you can have a second kitchen in your home as long as it is not used as a separate dwelling
unit. We can add a note to the floor plans confirming that there will not be a separation where that
line was indicated at the color change.
The process for obtaining approval for an ADU involves a land use permit, which can typically take 3-
4 months and requires public notice, as well as an additional building permit and/or compliance
permit (depending on the extent of improvements necessary to create the ADU). I’d be happy to
discuss this process further with you if you’re interested. Please keep in mind that if your intention
is to separate off this space in the future to be used as an ADU, there will be additional building code
requirements that wouldn’t be required under the current non-ADU proposal. For example, fire
separation is required between an ADU and the main residence. It can sometimes be costly to make
these revisions after the fact, so if your intention is to have an ADU in the future, you may want to
talk to your builder about ensuring that the space can easily be converted into an ADU in the future.
In the meantime, if you do not plan to use the basement as a separate dwelling unit, please sign and
return the attached form and we can condition your permit to clearly indicate that it is not being
approved for an ADU.

havemadethecolorseparationwithoutthelinetomakethatmoreclear.Thereisn'tawall
there.InreadingtheADUhandoutandspeakingtoMikeatyourpermitdesklastweek,itis
clearthatcreatingapermanentseparationsuchasawalldefinitelywouldmakethespacean
ADU.Idounderstandthatandamwillingtosigntheaffidavittothateffect.Mikealso
mentionedthatabuildingpermitforaremodelwouldbestamped"notanADU".
IfyouareOKwiththesecondkitchenwithouttheseparationwallyoucanrecyclethe
drawingsIbroughtinthismorningandcontinuewiththeoriginalset.
IaskedLindaThornquistwhatwouldbeafutureprocessforADUconversion,andshesaysI

afanandheatingsourcefortheexistingbathroom,whichhasneverhadthosetwothings.
Ihavealsowantedforalongtimetogetmylaundryoutofthedownstairsbathroom.I'm
leavingthenewlaundryclosetontheplans,hopingthattwolaundriesandnokitchenclearly
don'tmakeanADU.

I have read the requirements for Accessory Dwelling Units contained in Chapter 20.21 of the
Edmonds Community Development Code (ECDC) and understand that an Accessory Dwelling
Unit (ADU) as defined in ECDC Section 21.05.015 is prohibited until the required ADU
permit(s) are approved and any required inspections are finalized.
I also understand that an ADU permit cannot be approved unless all the criteria in Chapter 20.21
