I have reviewed the documents submitted on January 3, 2011 for final approval of the TNT lot line adjustment
(LLA) and have found several discrepancies between the LLA snap submitted on January 3, 2011 and the LLA map
approved on November 21, 2008. In particular, Sheet 3 of the LLA map is missing a number of items that were on
the approved map. The following items will have to be addressed before the City can give final approval:
1. Easement Note: The Easement Note and reference to the easement note under "40,00' Ingress, Egress & Utility
Easement" have been removed. Please reinsert the Easement Note and reference to easement note on Sheet 3.
2. Parcel Identification and Parcel Area: The labels identifying Parcel A and Parcel B have been removed.
Additionally, the gross and net lot area of the parcels before and after the lot line adjustment under the parcel
labels have also been removed. Please reinsert the parcel labels and gross and net lot area before and after the
lot line adjustment on Sheet 3. Gross and Net should also be added back under the Legend on Sheet 3.
Also, note condition number two of the lot line adjustment which stated, "Please verify gross and net area fro
Parcel A and Parcel B. According to values provided on the lot line adjustment map, Parcel A is losing 4,470
square feet of gross area, while Parcel B is only gaining 4,469 [square feet] of gross area."
3. Distance Measurements: A number of distance measurements have been removed from the lot line adjustment
map, particularly around Parcel B. Please reinsert the measurements.
4. Surveyor Signature: Also note that the surveyor's signature was not on the documents submitted for review.
Mr. Pawley's signature must be on the final documents submitted for approval to the City of Edmonds.
Enclosed is a scan of the Sheet 3 of the lot line adjustment map approved on November 21, 2008 with the elements
that were missing from the January 3, 2011 review documents highlighted.
