Rick,
We received a revised cost estimate, but it is still missing some of the requested items. In
addition, some of the items that were shown in the previous submittal are no longer shown.
Please revise and resubmit. The cost estimate needs to accurately reflect the proposed
improvements as shown on the approved civil plans. Rob Long was the engineer who designed this
development. If you have any questions on preparation of the cost estimate you might consult
with him.
I have attached my previous comments as well as a copy of the cost estimate that I had previously
marked up and provided you.

Dear Rick:
The Engineering and Planning Divisions have reviewed the final short plat documents submitted
on June 6 and it was found that the following information, corrections, or clarifications will need
to be addressedbefore review of the final short plat can continue:
1.Note that the City cannot sign off on the final recording documents until the civil plans
have been issued and either a bond is posted for the required subdivision improvements or
the improvements are completed and the final inspection is conducted approving the civil
improvements.The following needs to occur prior to civil plan issuance:
a.Please make the following revisions to the cost estimate. Once the estimate is
approved the bond amount and inspection fees can be determined.
i.Distinguish between ROW and private improvements on the worksheet.
ii.Curb and gutter shall be shown as vertical not extruded.
iii.Sidewalk thickness shall be 5 ½” thick and through driveway approach
shall be 6” thick.
iv.Please verify quantities for asphalt sawcut and sidewalk.
v.Include paving of private driveway.
vi.Verify basin types and quantities as well as pipe type and quantities. What
has been shown on the worksheet is not consistent with theapproved
plans.
vii.Include pipe to be installed in theright-of-way.
viii.Include water system improvements, sewer system improvements,
mailboxes and detention control tee.
b.Inspection fees will need to be paid.
c.A ROW construction permit application shall be submitted and permit fees paid.
d.A performance bond will need to be posted.
2.Please add a note to the face to the short plat map showing the addresses which have been

assigned to each of the new lots: Lot 1 –7631 201Street SW, Lot 2 –7629 201Street
SW.

3.Under the “Approvals” heading on Sheet 1, please revisethe following:
a.Replace the statement “City of Edmonds Planning Division” with the following
statement: “The subject final plat conforms to the approved preliminary plat and all
conditions of the preliminary approval and is approved and authorized for recording by
the City of Edmonds Planning Division by:”
b.Replace the statement “City of Edmonds Engineering Division” with the following
statement: “The survey date, layout of streets, alleys and other rights-of-way, design of
bridges, sewage and water system and other structures are approved, and the subject
final plat is authorized for recording by the City of Edmonds Engineering Division by:”
4.Please add a “Stormwater Detention Provisions” section that states: “A stormwater
detention facility is to be constructed on Lot 2 for the benefit of Lots 1 and 2, as approved
by the City of Edmonds. The approved plans are on file with the City of Edmonds under
file number PLN20090041. Consistent with this approval, Lot 1 has been allotted 1810sf
of new impervious surface area for future site improvements and Lot 2 has been allotted
4750sf of new impervious surface area for the house, patio, walkway and driveway.”
5.Please clarify the third paragraph under Restrictions. The City requires all new utilities
shall be placed underground. It is unclear the intent of this paragraph.

Friday,between 8:00 AM and 4:30 PM(8:00 AM to 12:00 PM only on Wednesdays).If you
