RE: Separate Permits and Deferred Submittal list for ReMax Office Building @ 21920 76 Ave W
Dear Mr. Reagan,
In order to facilitate the submittal and review of the remaining deferred submittals on your project, below
is a list of deferrals called out by your architect that include application time frames and review
requirements. The owner of the building, general contractor or sub-contractor may apply and sign the
permit application for these submittals.
Plumbing
1. , requires two sets of plans for review. A separate plumbing permit is required for all new
plumbing work. See attached City handout for minimum submittal requirements. Initial review
takes approximately 3 weeks.
Mechanical (HVAC)
2. , requires two sets of plans for review. A separate mechanical permit is
required for all new mechanical equipment and ductwork. See Attached City handout for minimum
submittal requirements. Initial review takes approximately 3 weeks.
Fire Connection
3. , requires 3 sets of plans for review. A separate permit is required for the Fire
Connection. See attached City handout for minimum submittal requirements. Initial review takes
approximately 3 weeks.
Fire Sprinkler
4. requires 3 sets of plans for review and requires outside peer review. A separate
permit is required for Fire Sprinklers. See attached City handout for minimum submittal
requirements. Initial outside peer review takes approximately 6-8 weeks.
Fire Alarm
5. , requires three sets of plans for review. A separate permit is required for Fire Alarms.
See attached City handout for minimum submittal requirements. Initial review takes approximately
3 weeks.
Side Sewer
6. , no plans are required. A separate permit is required for the side sewer, and can be
issued over the counter, fees due of $1,015.17.
Water Meters (2)
7. , no plans are required, can be purchased over the counter, fees due of
$10,094.00 for the 2” water meter and fees due of $1,458.00 for the 3/4” irrigation meter.
Deferred structural items
8. noted on sheet S1.1 of the approved plans. Provide 2 copies of each
document and/or information submitted. No additional fee is required for review. Initial review
takes approximately 2 weeks.
Signs
9. , requires three sets of plans for review. A separate permit is required for signage. See
attached City handout for minimum submittal requirements. Initial review takes approximately 1
week if Design Review is not required.
State electrical permit
10. , issued by State Labor and Industries, post on-site.
State Elevator Permit
11. , issued by State Labor and Industries, post on-site.
Tenant Improvement
12. permit(s), requires two sets of plans. A separate permit is required for each
tenant improvement. See attached City handout for minimum submittal requirements. Initial review
takes approximately 1-3 weeks.
Maintenance Bond
13. . Amounts to be determined by Planning and Engineering divisions and in
place by final inspection.
Canopies over exterior doors
14. , requires two sets of plans. A separate permit is required for
canopies and awnings. See attached City “Sign” handout for minimum submittal requirements.
Initial review takes approximately 2 weeks.
This is a general list that does not call out the minimum submittal requirements. Please contact me or
have your general contractor or sub-contractor contact me for specific minimum submittal requirements
prior to applying for the above permits.
