We are working with a commercial lender on the due -diligence work for the above referenced property.
With this letter we are requesting a Zoning Verification Letter and copies of applicable documents
addressing the subject property.
We have a few key items we would appreciate any help with:
0 What is the property zoned including any overlay zones?
0 What are the abutting Zoning Districts to the North, South, East & West?
Was the above property granted any Use Permits, Variances or Special Exceptions? If yes,
would you provide copies?
® Are there any outstanding/open Zoning/Building Code Violations on record on the entire
subject property?
a Are you aware of any legal nonconforming issues?
Was the subject site issued all required Certificates of Occupancy? Please provide copies of
all available Certificates of Occupancy. If Certificates of Occupancy are not available would

A valid certificate of occupancy has been issued for the Project. (See attached copies
issued)
Certificates of Occupancy for projects constructed prior to the year
are no longer on file with this office. The Project was constructed in
A certificate of occupancy for the Project will only be required to the extent of any construction
activity (such as restoring, renovating or expanding the Project or any part thereof.)
We are unable to locate a certificate of occupancy for the Project from our records. We
have evidence in our records; however, one was issued and has been subsequently lost or
misplaced. The absence of a certificate of occupancy for the Project will not give rise to any
enforcement action affecting the Project.
A valid Certificate of Occupancy has been issued for the Project, however due to City
policy we no longer have a copy on file. A new Certificate of Occupancy will only be required to
the extent of any new construction activity (such as restoring, renovating or expanding the
Project or any part thereof.)
The site is still being constructed. A certificate of occupancy for the Project will be
issued when all final inspections have been passed.
The City does not issue Certificates of Occupancy for Multifamily Complexes and/or
Mobile Home Communities
The absence of a certificate of occupancy for the Project will not give rise to any
enforcement action affecting the Project.
