SUBJECT: Request for additional information to complete your pending Conditional Use
permit (CU) for an Accessory Dwelling Unit (ADU), File # CU-2009-30.
Dear Applicant:
Thank you for submitting an application for a Conditional Use Permit (CU) for an Accessory
Dwelling Unit (ADU) at 17717 Talbot Road in the Single-Family Residential (RS-20) zone.
City staff has finished the initial check for completeness on your application, and it was found
that the following information, clarification, or corrections will need to be addressed before
review can continue.
Please provide a written response to the items mentioned below…
1.Planning Division Comments:
a.
Please provide a scaled floor plan (1/4” = 1’) showing all rooms and spaces. Although
the space is relatively small, I still need to confirm that there are no more than two
bedrooms proposed. This can be hand-drawn if you’d like.
b.
Please fill out and return, along with the $155 review fee, the required Critical Areas
Checklist (enclosed). I searched our permit database and was unable to locate one for
your site. If there are streams, wetlands, or steep slopes found on or adjacent to your
property, studies to evaluate the impact to potential critical areas may be required with
future building permits.
c.
Thank you for submitting a draft ADU covenant. I will provide you with a final copy to
sign before a notary public towards the end of the ADU process that you will be
responsible for recording at the county.

2.Building Division Comment (FYI) The Building Division wanted to let you know that a
“building compliance permit” will be required after you receive ADU approval with this land
use permit. I have attached a handout on the process. This is a required permit for those
seeking ADU approval and goes hand-in-hand with the land use permit – it is a review of the
proposed construction and includes a compliance inspection.
3.Fire Department Comment:
(FYI) The Fire Department has provided the standard
comment for ADUs – that smoke detectors, interconnected, hard wired with battery backup,
will be required with your upcoming “building compliance permit.”
