Dear Mr. Griffin, Thank you for submitting an application for a Conditional Use Permit (CU) for an Accessory Dwelling Unit (ADU) at 19311 Olympic View Drive in the Single-Family Residential (RS-12) zone. City staff has finished the initial check for completeness on your application, and it was found that the following information, clarification, or corrections will need to be addressed before review can continue. Please provide a written response to the items mentioned below… 1.Planning Division Comments: a. Is there an easy way to reduce the size of the ADU (by adding walls)? The proposed ADU is over 800 square feet, but it appears to be located on a single floor, so please revise floor plans to keep the ADU under 800 square feet or provide an argument as to why you will need to use all of the floor area in the basement for the ADU. b. Please submit a signed/notarized “ADU Affidavit” (attached) affirming that you, the owner, will be occupying either the main unit or the ADU for more than six months of the year. c. Please be aware that during this process (after land use approval and before building permit approval) you will be required to sign an “ADU Covenant” that you will record at the County Auditor’s office which provides notice to future owners that the existence of the ADU is predicated upon the occupancy of either the ADU or the primary unit by the person whom the ADU permit has been issued. d. Are any exterior changes proposed with the addition of your proposed ADU? Are any changes to the site proposed, including new paving? If so, please provide this information and understand that a Critical Areas Reconnaissance may be required (along with the $155 review fee). Page 1 of 2 2.Fire Department Comment: (FYI) The Fire Department has provided the standard comment for ADUs – that smoke detectors, interconnected, hard wired with battery backup, will be required with your upcoming “building compliance permit.” 3.Engineering Division Comment: The Engineering Division needs additional information (namely, they need to you add more information to your site plan related to parking and impervious surface areas and dimensions). Please review the attached memo and respond, through, me, at your earliest convenience. You may redline (revise) your existing site plan if that is easier for you. 4.Building Division Comment: (FYI) The Building Division wanted to let you know that a “building compliance permit” will be required after you receive ADU approval with this land use permit. I have attached a handout on the process, as well as their memo. This is a required permit for those seeking ADU approval and goes hand-in-hand with the land use permit – it is a review of the proposed construction and includes a compliance inspection.
