Thank you for revising your application for “Preliminary Review” of a three-lot short

subdivision for the property at , which is located in the Single-Family

Residential () zone (known as the “Reimer Short Plat,” file number ).
Please provide the following additional information so Preliminary Review can continue:
1.Setback Modification:
Thank you for your thorough response to all of the comments.
Because it was determined that the existing lot is a “corner” lot (street setbacks taken from

both 220 Street SW and the eastern property line, which is adjacent to a drive that serves
five or more lots), the proposed new “Lot 2” that contains the existing house has a east street
setback of 25 feet, north and south side setbacks of 7.5 feet, and a west rear setback of 15 feet
(as correctly shown on the revised map). Setbacks are measured from the property line or
from the edge of a vehicular access easement. There is a 20 foot vehicular access easement
along the west side of “Lot 2” – therefore, structures must remain at least 35 feet (20+15)
from the west property line. The existing house is approximately 25 feet from the west
property line, which is something that I’ll need to address in my staff report.

Do you plan to remove a small portion of the exiting house to meet the new setbacks? If
so, please let me know and I’ll make a note on the map (and a condition will be added to
the preliminary approval).
b.
Or, do you wish to apply for a modification to setback standards? If you would like to
apply for a modification, please submit the modification request fee ($560) and a brief
essay outlining how this project meets the variance criteria (see enclosed variance
handout). I apologize for just catching this now.

After the above comment is responded to, staff will re-review the project for compliance. Once
we have determined that your project can move forward, I will initiate the two-week comment
period. After the comment period ends, I will work on my staff report, which will be issued and
mailed to parties of record. After your project receives preliminary approval, there is a two week
appeal period – the conclusion of this period is called “Preliminary Approval.” If you have any
