Parking Plan With Minimum Stall Size of 8.5'x16.5' The Project calls for 33 Stalls based on Total Square Ft. of Building - 6577.5 Sq, Ft. _ 200 Sq. Ft. (1 Stall per 200 Sq. Ft, of Gross Floor Area - Repair Commercial Garage) = 33 off Street Parking Stalls are required. We have a total of 33 Stalls provided. 17 Stalls are outside consisting of (2) Ea. Handicap Stalls @ 8'-6" x 16'-6" with 8 x 16'-6" clear space, (1) Ea. 8'-6" x 20' Parallel Stall and 14 Standard Stalls @ 8'-6" x 16'-6." 16 Stalls are Enclosed Stalls within the building. Therefore, the Total Stall Count will be "33." The Stall Count has been revised to show the Correct Information. See Site Plan P-1 2. Impervious Surface Calculations —See sheet P-1.' We have recalculated the impervious areas and added the dates of constructions for those areas, Please note this area didn't get incorporated into the City of Edmonds until after 1993. See Site Plan P-1 3. New Building is listed as NEW IMPERVIOUS. On the chart we noted the area of asphalt that will be removed is shown as new pervious area, and then it is shown as new Impervious Area as you requested. See Site Plan P-1 4. All Utilities have been noted as Existing or Proposed 5, Oil Water Separator - The oil water separator has been moved into the proposed building. A trench drain will be installed across the inside front of the new building, tying into the oil water separator, to keep the soaps etc from leaving the building. The oil water separator will drain into the sewer system as planned. -In our meeting we all spoke about this and we were told to run the oil water separator into the sewer line, not the storm system. a) The plans have been revised see sheets P-1 and A-1. b) A detail of the' oil water separator has been attached to the plans, and also to this response letter. c) I haven't been able to find any such easement letter that that specifically names the drain; but have two Easements for water. However as I look at the permits for when the paint shop at the South end of the building was built in 1993, 1 find that the County APPROVED and Signed Off the WE CQ GROUP CORPORATE HEADQUARTERS P.O. I am attaching that information to this letter. d) Surface water runoff that discharges to the onsite stormwater management system must be CLEAN WATER. The site will have a Spill Kit Program in place to prevent material/debris from entering the city storm system. The Shop Owner/Manager can contact John Loyd at ECOSS for assistance with this matter.
