As you requested, this cover letter addresses your comments to Evans 2 Lot Short Plat. Based on your
comment letter dated July 13, 2018, we are addressing your comments in order.
Planning Comments
1. Lot width circle has been added to verify the minimum lot width.
2. Panhandle converted into an easement on Lot 1 to benefit Lot 2.
3. Statement of Information has been resolved with title company and is no longer shown on
updated Title Report.
4. The Cover Letter has been revised to exclude 196t1i St SW.
5. Tree Retention plan has been created.
6. Required Information added.
a. Adjacent property owner's info added.
b. No structures on adjacent property had structures within 25 feet and all buildings on site
are shown.
c. The tree coverage has been provided on the Tree Retention Plan.
7. Land Use Application has been filled out and signed.
General Engineering Comments
1. Existing conditions updated for lighter print weight per your request.
2. Existing Residence is label to remain.
3. Added a conceptual driveway for Lot 1 on the south side of the shared driveway.
4. The shared access approach has been revised to enter perpendicular to the property line.
Utility Engineering Comments
1. Added note to use existing side sewer for Lot 1.
2. Added Rim, invert elevations and lengths for Lot 2 side sewer.
3. Inserted inverts and pipe dimensions to storm system.
4. Inserted water meter for Lot 1.
Stormwater Comments
1. Soil log info previously shown on grading plan. Added soil log info to drainage report. Dues
to less than 36" of permeable soils, infiltration is infeasible. Perforated stub out connection is
the most feasible solution for this site.

a. Revised driveway with a curb to direct run off into a catch basin at foot of the driveway.
b. Being directed into a catch basin eliminates the need for flow paths.
C. Report text has been updated to reflect the change in stormwater control measure.
d. Transition zone for shared driveway has been eliminated with the flow being directed
into a catch basin. Future driveway for lot 1 retained with sheet flow dispersion due to
future runoff not being directed to slopes greater than 20%.
e. The run off has been redirected into a curb to be collected in a catch basin to eliminate
the run off flowing over slope exceeding 15% or directed towards future residence.
f. Upstream erosion hazards have been eliminated by the flow going directly into the city
storm system.
3. The runoff from the conceptual driveway for Lot 1 is to be directed to the sheet flow dispersion
do the appearance of future driveway areas not being directed towards erosion hazard areas or
slopes > 20%.
4. Existing SFR roof has been proposed to drain into new 2'X10' perf. Pipe trench (due to no
other BMP's being feasible for roof runoff) and overflow into new shared driveway storm
system. Existing SFR roof area constitutes approximately 35.7% of total existing hardscape
area. Refer to drainage plan for depiction and MR#5 for additional information.
