Reviewers - Revisions have now been made to our application to address specific review comments. Please refer to the following information
listed below and referenced changes made to our drawing set. Drawing sheet changes are clouded and marked with 'delta 1' labels for
clarity. Responses are organized below addressed to each reviewer.
Plan review comments from Leif Bjorback, Building Official dated July 5, 2018:
1. The reference to 132 cubic yards of cut and fill was an error. The actual number is 5 cubic yards, which covers the grading necessary
to resize and rebuild the Outdoor Dining patio. A note clarifying this point has been added to the Main Level Plan. See 11A2.3.
2. An accessible route to the rear of the building is now indicated on the Site Plan. See 2/AO.1.
3. The Code Summary notes have been revised to indicate that the project will meet the prescriptive compliance method. See AO.1.
4. Parapet heights have been revised. See 11A4.1 and 21A4.1.
5. A vertical grab bar is now shown on the toilet side wall. See 410.1.
6. Yes, the Risa calculation is checking the W12x50 beam for both gravity and lateral loadings as seen on page C-6 showing the dead
load on the beam as well as page C-7 showing the snow load on the beam. Page C-9 shows the load combinations that Risa is
checking which includes dead, live and seismic loads. Sheet C-10 shows the stress check of each member in the moment frame.
7. The worst case loading to the footing is shown on sheet C-10 which is 13,474# from the loud case 8 which includes seismic load. This
load results in a bearing pressure of 1,497 PSF which is less than 1,500 PSF without including an increase in the allowable bearing
pressure for seismic. The gravity only loading to the footing is 9,671# which is 1,075 PSF of bearing pressure.
8. The Special Inspection Agreement form will be completed and submitted as requested.
Plan review comments from Jen Machugo, Associate Planner dated June 22, 2018:
1. We understand that an additional $250. fee is required. We have touched bases with Jen and sent her additional drawing copies to
complete her review.
2. Signage is not part of this application, but will be part of a subsequent tenant improvement application if the near future.
Plan review comments from JoAnne Zulauf, Engineering Technician dated June 4,2018:
1. On sheet AO.1, the site plan scale has now been revised to be 1 inch =10 feet.
2. We have removed parking delineation from the project.
3. Staging area for equipment and materials is now shown on sheet AO.1 on the site plan in the cross -hatched area at the north end of
the property.
4. On sheet A2.4 the sewer line is shown on the Lower Level Plan. Length, material, size of line and cleanout location are now shown.
5. On sheet A2.4 on the Lower Level Plan, the water service line length, material and size are now shown.
Plan review comments from Karl Fitterer, Deputy Fire Marshal dated May 24, 2018:
1. On sheet A2.3 on the Main Level Plan now shows a fire extinguisher at each exit and a Type K fire extinguisher in the Kitchen.
2. On sheet A2.3 on the Main Level Plan a note now states that a Code compliant Fire Alarm system is required.
3. Fire suppression Type 1 hood with interconnection to FA and gas supply is not part of this application.
Plan review comments from Steve Fisher, City of Edmonds Public Works dated June 29, 2018:
1. After discussions with Steve to resolve this matter, on sheet A2.3 on the Main level Plan we are now showing three 2.5-foot carts,
(trash, recycle, compost) along the northwest building face. No screening is required.
